🛡 Italy updated its short-term rental laws in 2024 to increase transparency and combat illicit practices. From September 1, 2024, a National Identification Code (CIN) is mandatory for rentals under 30 days and must be displayed in ads and on-site. Multi-property managers (more than four properties) must register for VAT and submit a SCIA. Non-compliance can result in fines up to €8,000. A 26% flat tax rate applies after four rentals annually or with additional services; a reduced rate of 21% is available for single-property rentals. Technological tools like Ok Home and self check-in are simplifying property management.
