Commissioni di Airbnb per i gestori di case vacanze

  • Karina
  • 28 Febbraio 2025
🏠 Airbnb charges service fees to hosts in Italy to cover platform usage costs. Two main commission models exist: split-fee between host and guest, with hosts typically paying 3%, and guests paying 5-15%; and host-only fee, introduced mainly in 2022, with a higher 14-16% host commission. Local factors, including tourist taxes and regulations, impact final costs. Understanding these is crucial for effective pricing strategies and profitability in the Italian rental market. Hosts must consider additional costs like cleaning fees and VAT implications.

Registrazione degli ospiti in Questura: FAQ

  • Karina
  • 27 Febbraio 2025
📖 A recent Chekin and Lodgify webinar highlighted the complexities of guest registration with the Italian Police (Questura). Renting to tourists requires compliance with local administrative and fiscal regulations, including registration with the local municipality, Alloggiati Web portal, possibly ISTAT, and obtaining a SCIA and an ISTAT code. Guests' data must be reported to Alloggiati Web and ISTAT depending on local regulations, covering all adults staying, not just the head of the household. Short-term rentals face different regulations from long-term ones, including rental day limits and tax implications. Tools like Chekin facilitate guest registration compliance and can integrate with platforms like Airbnb. Fiscal responsibilities include reporting all rental income to Agenzia delle Entrate. Non-compliance may lead to fines, and in the event of technical issues with portals like Alloggiati Web, a manual guest registration record should be kept. Compliance with local laws is essential for remote check-ins.

La prossima agenzia di viaggi sarà l’IA?

  • 5stelle
  • 27 Febbraio 2025
🏨 Google's project Gemini aims to create a "universal AI agent" by 2025, which could independently plan, search, and book vacations, potentially bypassing Online Travel Agencies (OTAs). Experts like Mario Gavira suggest such AI agents may directly interact with hotel websites, reducing complexity and eliminating intermediaries. However, OTAs, investing heavily in AI, could benefit and dominate this new landscape. Hotels are advised to optimize content for AI search, integrate technology with systems like CRS, PMS, and Channel Managers, and invest in customized AI solutions for data analysis and real-time offer optimization. AI as an ally can improve efficiency and personalize guest experiences without replacing human interaction. Hotels must be discoverable by AI agents, adapt quickly, and invest in the right technologies to succeed in the hospitality industry's new era.
