Leolandia e l’ospitalità diffusa: arrivano le camere a tema negli hotel di zona

🏠 Leolandia, a theme park in Bergamo province specializing in children's hospitality (0-12 years), is partnering with local hotels for themed rooms. Their hospitality project surpassed trials during spring bridges. Together with Airport Hotel, Leolandia personalized rooms reflecting park themes like Cowboy Town, Pirate's Cove, and Dragon & Legends Lands, offering an immersive family experience. In 2024, Leolandia attracted 1 million visitors, 80,000 chose park+hotel packages, collaborating with nearly 30 hotels. Marketing Director David Tommaso highlights the international appeal and win-win for partners.

Venezia, il fondo Usa KSL Capital compra un’icona: acquisito il JW Marriott Venice

🏡 KSL Capital Partners acquires the JW Marriott Venice Resort & Spa from Aareal Bank for approximately €140 million. The resort, which opened in 2015, is located on its private island, Isola delle Rose, near Piazza San Marco. The luxury hotel, designed by Matteo Thun, features 266 rooms and suites, six high-end restaurants, a conference space, the largest spa in Venice, a rooftop pool, and various amenities including Mediterranean gardens, an ancient church, and cooking academy.

Non solo camping: Club del Sole punta forte sul segmento resort

🏕 Club del Sole, an Italian open-air tourism brand, is expanding with a development plan featuring four new product categories: Easy Camping Village, Family Collection, Family Resort, and Boutique Resort. In 2024, the company welcomed minority investments from The Equity Club and Aurora Growth Capital, added six new villages, and acquired Roseto degli Abruzzi Easy Camping Village, reaching a total of 27 properties. It closed 2024 with over €110 million in revenue (a 10% increase from 2023), a 30% EBITDA margin, and 3.2 million overnight stays. For 2025, they forecast €130 million in revenue, over €40 million in EBITDA, and plan a €50 million investment. From 2026 to 2028, the group will invest over €167 million, aiming to exceed €170 million in revenue and achieve an EBITDA margin above 35%.

Utilizing larch wood, minimalist design by Andreas Gruber Architects, and renewable energy sources, it has earned the GSTC certification. It features a natural summer bathing pond and offers a weekly culinary program including APÉRO Dinner and theme nights curated by Chef Berni Aichner. Located in the Vedrette di Ries-Aurina Natural Park, it promises a tangible experience of freedom.

Lago di Como, Villa d’Este pigliatutto: acquisito anche l’Hotel Regina Olga di Cernobbio

🏡 Villa d’Este S.p.A., after acquiring Hotel Terminus, Vista, Harry’s Bar, Hotel Miralago, the Salesianum Don Bosco complex, and Golf Villa d'Este, now adds the 4-star Hotel Regina Olga to its portfolio. Located in Cernobbio's square with breathtaking views of Lake Como, the hotel, inactive for years, is set for renovation, aiming to transform it into a 60-room establishment with dining facilities for guests and non-residents and an outdoor pool. Giuseppe Fontana, President of Villa d’Este S.p.A., expresses satisfaction with the group's growth. The Villa d'Este Group, which includes luxury accommodations and members of The Leading Hotels of the World, also manages the Palace Hotel, Barchetta Excelsior, and Ceccato Garden Bar, led by CEO Davide Bertilaccio.

Starhotels debutta nel segmento resort: acquisito l’Hermitage di Forte dei Marmi

🏨 Starhotels, led by Elisabetta Fabri, acquired Hermitage Hotel & Resort in Forte dei Marmi. The eco-friendly family resort, founded in the '70s by the Maschietto family and renovated by architect Vittorio Maschietto, features over one hectare of lush parkland, 59 rooms and suites, a bar-restaurant, and a large pool. The hotel will join the Collezione portfolio at the end of summer 2025, marking Starhotels' first resort acquisition. The deal aligns with Starhotels' luxury market growth in Tuscany, where the company began 45 years ago. Upcoming investments will enhance the property's distinctive identity and guest experience, maintaining operation in spring and autumn, including a new spa. The acquisition is part of Starhotels' 2024-2025 developments, which include the September 2024 reopening of Rome's Hotel d'Inghilterra, the summer 2025 opening of Hotel Gabrielli Venezia, and the launch of Teatro Luxury Apartments Firenze.

Nicola Sajeva of Prelios SGR highlighted the investment's strategic value, while Ferdinando Boccia of CDC emphasized the diversified, sustainable real estate portfolio's robustness. CBRE served as the advisor for the institutional investor who sold the hotel.

Alto Adige, il Sonnenhof cambia pelle: a giugno riaprirà come Hotel Solvie con spazi e servizi rinnovati

🌟 Hotel Sonnenhof, owned by the Winkler family in Falzes near Brunico, is set to reopen in June with a complete renovation and a new name: Solvie, meaning "the sunny way." The venue will feature a large sun-drenched garden, new rooms and suites, a new spa, infinity pools and baths, plus new restaurants and communal spaces. Solvie focuses on wellbeing and health, offering high-level culinary experiences without fixed dining times, extending breakfast to a 11:30 brunch, and providing restaurants open all day. Health and fitness are key, with facilities including an indoor yoga room, outdoor yoga platform, meditative room, gym, and cardio room. The spa features a "Skypool relax only" on the fifth-floor, a large infinity pool, a natural garden pond, an indoor pool with relax lounge and jacuzzi, as well as herbal and Finnish saunas, and an aromatic steam bath. Relaxation rooms are scattered throughout the garden and spa. Unique Solvie experiences include guided excursions, personalized bike tours, horseback riding lessons, golf, sport car tours, and skiing with a daily skibus to Plan de Corones every 15 minutes.

🏠 The historic Savoy in Florence, part of Rocco Forte Hotels, unveils its refurbished Irene restaurant and new Artemisia bar. The restaurant, inspired by Lady Forte, Sir Rocco's mother, promises authentic Italian cuisine and a love letter to Tuscany. Chef Fulvio Pierangelini curates a menu celebrating local flavors and seasonal ingredients, paired with a carefully selected range of regional wines. Artemisia bar, named after the revolutionary artist Artemisia Gentileschi, showcases a drink list by Maestro Salvatore Calabrese and Federico Pavan that reimagines the Florentine aperitif with truffle, Chianti, and leather touches.
